Federal Tax Credit a recent tax credit bill was passed by Congress and signed by President Obama in which homebuyers who were under contract by April 30 will receive an additional 3 months (until September 30) to finish closing and claim the homebuyer tax credit. This will allow lenders to clear the backlog. The amendment did not extend the deadline for homebuyers who did not have a contract in place as of April 30. Coppell/Valley Ranch and the surrounding cities are great places to raise a family. Coppell is the most kid-oriented town I have ever seen. Schools are wonderful. Location near major highways and DFW Airport are fantastic. Coppell is wonderful for growing families. Valley Ranch is wonderful for single people or young families. About half of Valley Ranch on the west side of MacArthur is in the Coppell ISD. Coppell/VR's real estate has survived the current softness in the market. Home prices continue to appreciate, albeit slower than in the past, probably in the + 1% range. In the past, we have seen 5-8% per year.
There are only 100 homes on the market between $140-750,000. Compare that to over 800 homes for sale in Frisco (not counting builders' inventory). Average days on market are 45 days but if the house is cute and updated, they are usually under contract within two-three weeks. The average sale price is $270,000, but you can find a nice home from $130,000 to $2,000,000 in Coppell/VR.
